We are a design-and-build company with no in-house design team. We partner with creative teams of architectural and interior designers; you curate your lifestyle, and we see to it that your vision comes into being. We are the bridge between you and your design partners.
Many of our clients find us through personal relationships or through industry partners such as architects and interior designers. Although we can join projects at different points during the planning process, the earlier we collaborate, the sooner you will have a complete picture of your project from design to construction, always aligned with your investment philosophy.
Throughout our thirty-plus years of experience, many clients have invited us to join their project teams at the earliest phase to evaluate the design and the technical challenges. We have crafted a unique approach to helping at this stage of the project, because we want our clients to have fun from the day the building starts until the thrill of moving in.
In this process, we will either assemble or collaborate with the design team (architects, interior designers, landscape architects, engineers, etc.), providing feasibility studies and scenario analyses to project costs and future construction timelines.
The advantage of a team-based approach is that everyone shares professional information and knowledge during the design period. When each constituent focuses on their own specialty, without the input and expertise of the team, you stand to waste numerous hours and countless dollars. A team with the right mindset and client-centric philosophy is the difference between design success and disappointment.
Pre-construction consulting simplifies the early stages and the budget development for your custom home. As your team leader, we are the bridge that provides the integrated roadmap for your building journey.
Building a custom home is creating art together. It is an iterative process—you will have new inspirations along the way, and obstacles do arise. Our project management team will guide you through this process while orchestrating the architectural team, interior designers, artisans, deliveries, inspections, and material while keeping the project on time and on budget. We sit down with you and the design team weekly, reviewing our progress and keeping everyone on the same page.
As you are moving into your new home, we will provide you with a binder of product manuals, system operation instructions, emergency shutdown procedures, maintenance requirements, warranty policies, and a full suite of construction photos. If you have questions, we are here, still very much a resource for you—our team is only an email, text message, or phone call away. Most of our past clients continue to call us for their home needs and advice; they know we have intimate knowledge of their home. Our business is referral-based, and your happiness is of utmost importance to us.
6 Steps to Co-creating Your Dream
Imagine and Dream Together
Where is your imaginative mind taking you? Do you want to recreate your last Bali or your Provence experience? How do you want to live and celebrate life with your friends and family? These are the questions our team will discuss as they work to identify your dreams and needs. We will be the matchmaker for you based on our conversation.
Create the Concept: What Will the Planning Permit Allow Us to Do?
Once we have identified your goals, we will analyze your lot to see how we can maximize your dreams on your property. As general contractors, we take care of the “not so sexy” but necessary aspects such as utility connections and sewer laterals. Our design partners will take care of the “sexy,” such as architectural, interior, and landscape design.
Smart Choices and Decisions: What Do You Value More?
During the design process, we will learn what you value so we can create ways to meet your budget in design and construction. Given our development background, we understand the cost drivers and where they show up and look out for the unknowns.
Putting Your Dreams Forward: Pulling the Permits?
Relationships with cities and managing their expectations is about getting things done efficiently. The city and county’s role is to make sure your contractor is not doing a bad job. Think of them as third-party quality control, but sometimes their suggestions are inconsistent. This is when we work with them to find optimal solutions.
Building your Dream: Construction Starts
The first step in your project is deconstruction and demolition. We have developed a plan, and we have begun to take action.
This is an iterative process where unknown issues arise due to design changes, unknown circumstances, and inconsistencies. Some of these challenges can arise from a field inspector’s interpretation of the codes for the city’s planning and building department.
Our role is to address these issues and move the project forward for our clients. This step is vital to keeping your budget where it belongs and creating your dream in a timely and effective manner. We make it possible through our expertise and proven results.
Concierge Service: Maintenance and Warranty Support
Keeping your dream alive. Sometimes, the products that are installed need tuning up like a car. It is not unusual for some lighting products to have a manufacturer defect that shows up several months later. We stand by our work and are hear to help.
